Directions: From the intersection of Hwy 64 and Roland Rd.traffic light (4780 Rd) in Roland, Ok.  Go North on 4780 Rd. approx. 3 miles to the auction location. You will pass a Dollar General on the LEFT and the auction site is just up on top of the hill. 

Real Estate:  14.63 Acres, 3 Bedroom, 1 Bath Brick Home.  The Real Estate will be sold in As-Is, Where-Is, condition at the time of auction.  All buyer's are encouraged to conduct any and all property inspections prior to day of auction.  The purchase of the Real Estate at auction will not be contingent upon any buyer financing requirements.  If financing is required by the buyer, all financing should be in place prior to auction.  The final highest bid will be presented to the seller for approval.  There will be a 10% buyer's premium added to the seller approved highest bid, the buyer's premium will be due day of auction.  The closing of the real estate transaction will be on or before 30 days from the date of the auction.

Auction Terms and Conditons:  All Items will be sold in As-Is, Where-Is, conditon.  All buyers are encouraged and expected to make a reasonable inspection of the items they are interested in before bidding. Once the item or items are declared sold by the auctioneer, those items become the responsibility of the winning bidder.  Neither the seller nor the auction company will be responsible for any lost, damaged, misplaced, or stolen items.  By registering for the auction bidders agree to the terms and conditions including payment terms of the auction.

Payment Terms:  We accept Cash or Check with proper and satisfactory photo ID.  We also accept Credit or Debit Cards as a form of payment.  Payments made with the use of Credit or Debit cards will be subject to a 4% buyer's fee added to the purchase amount.  Payments made with the use of Cash or Approved Check will have the 4% buyer's fee waived.
