Tenant Rights: Tenant rights are open for the 2025 crop year.
Real Estate Taxes: The 2023 real estate taxes paid in 2024 were $3,092.66. The Seller shall give the Buyer a credit for the 2023 real estate taxes at the time of closing based upon the most recently ascertainable tax figure available at closing. Buyer will assume and pay all real estate taxes payable in 2025 and thereafter.

On Tuesday, December 17, 2024 at 11 AM Central this simulcast auction will begin live in person with online bidding available. You must be registered online if you wish to bid online. By bidding in this auction, bidders understand that they are in agreement with the rules and regulations of this auction and have no recourse. By placing any bids on these parcels of land, you are entering into a legally binding and irrevocable contract with the Auction Company to purchase this parcel of land in accordance with the Terms and Conditions of the Auction. The final bid price is subject to the Seller's acceptance or rejection.

Payment Information: If the winning bidder(s) are an online bidder, then they will be notified immediately at the conclusion of this simulcast auction via phone to make arrangements to either sign the purchase agreement in person or via email with the following terms. Ten percent (10%) down payment on the day of the auction upon signing a purchase agreement immediately following the close of the auction. The down payment shall be paid via wire transfer. Your credit card will not be charged the down payment. The remaining balance will be due on or before January 13, 2025 at the closing with delivery of deed(s). Property is being sold subject to any easements or right of ways of public record. Buyer(s) will receive full possession at the time of closing. Bidders should keep in mind that your bidding is not conditional to financing, so make certain that you have arranged financing if you need it. The final bid price is subject to the Seller's acceptance or rejection.
Title: Seller will provide title insurance on the property being offered in the auction. The Seller shall pay any search and closing costs that are customarily associated for a seller. The Buyer shall pay closing costs that are customarily associated with a real estate purchase. Upon full receipt of the entire purchase price, Seller shall deliver to Buyer a Deed conveying title in and to the property to the Buyer.
Mineral Rights: Buyer will receive mineral rights owned by the Seller.
Agency: Moss Auction Team and their staff are exclusive agents for the Seller.
