This is an Online Only Auction- All Bidders registering for this auction are required to be approved by Barnard Auctions before any bids can be placed - in order to prevent an unqualified Bidder from placing bids (Example: an underage person, or a person with a fraudulent bidding account). All Bidders must provide name, physical mailing address, email address, telephone numbers, with CC confirmation. Online Bidder registration required.
All items must sell through the auction on-line process, no presales. There will not be live/in-person bidding. You may place an absentee bid, please call 1-800-840-SOLD (7653) to make arrangements. Absentee bid (s) must be presented 24 hours before closing of auction.
PAYMENT TERMS: Winning Bidder required to enter into a written purchase contract the next day of online bidding closing, or as directed by the Seller's Attorney - Neal Laws Jr, 221 E Main Street, Fairfield, IL 62837. Ph. 618-842-7511. A 10 % (Ten Percent) down payment to be placed in escrow (without interest) with the balance due on or before 45 days from auction date. A 3% buyer's premium will be added to the bid price to establish a total contract price. Cash, check or approved payment for the down payment amount is to be placed in escrow upon signing of the written contact to purchase said real estate. The earnest money shall be held or direccted by Attorney Neal Laws Jr.
