This is an Online Only Auction - All Bidders registering for this auction are required to be approved by Barnard Auctions before any bids can be placed - in order to prevent an unqualified Bidder from placing bids (Example: an underage person, or a person with a fraudulent bidding account). All Bidders must provide name, physical mailing address, email address, telephone numbers, with CC confirmation. Online Bidder registration required.
All items must sell through the auction on-line process, no presales. There will not be live/in-person bidding. You may place an absentee bid, please call 1-800-840-SOLD (7653) to make arrangements. Absentee bid (s) must be presented 24 hours before closing of auction.
This Auction has an Extended Bidding or "Soft Close" feature. The auction begins closing at 6 PM (CST) . The first item will begin to close, and an item will close every 60 seconds after. When a bid is submitted during the Final Seconds of the Auction for a Lot, the Bidding for that Lot will be Extended for an Additional Two Minutes. This will continue until there are no longer any bids Submitted for that Individual Lot.
PAYMENT TERMS: Successful Bidder required to enter into a written purchase contract on Friday, May 2nd, 2025 after the online bidding closing, or as directed by the Seller's Attorney - David Harrison, Attorney at Law, 118 E Main Street, Fairfield, IL 62837. Ph. 618-842-3781. A 10 % (Ten Percent) down payment to be placed in escrow (without interest) with the balance due on or before 45 days from auction date. A 3% buyer's premium will be added to the bid price to establish a total contract price. Cash, check or approved payment for the down payment amount is to be placed in escrow upon signing of the written contact to purchase said real estate. The earnest money shall be held or directed by Attorney, David Harrison.
