Bidder understands all properties are selling un-equipped in their "as-is, where-is" condition.  Items left on the premises at the time of CLOSING will stay with the properties.

If the "BUY IT NOW" option is exercised by a bidder, the bids on the properties individually will be voided and all properties will be sold as a unit to the buyer selecting this option.

If the Buy it Now option is not exercised - the final bid on the 4 facility package will be will be subject to the approval of the Seller on or before December 29th, 2022 at 10am.  

If the final bid is accepted, the auctions on the individual lots will be cancelled.

If the final bid is rejected, the auctions on the individual lots will continue and final bid will be subject to the approval of the Sellers.

If the properties are sold as a package, the sellers shall have the sole right of allocating the price to each property.

REGISTER TO BID: Go to www.spencergroups.com to register to bid. After registration and acceptance of terms, contact Spencer Groups at 712-644-2151 to submit a bank letter of creditworthiness. You will not be allowed to bid until the bank letter has been received.  Your bid is not subject to financing or any contingencies.


ACCEPTANCE OF BIDS : Your bid is not subject to financing or any contingencies. Seller shall have the right to accept or reject the final bid by January 3rd, 2023 at 5pm if the lots are sold individually. If the final bid is accepted, buyer will sign a purchase agreement and place a 10% non-refundable earnest deposit in the Blair Title Trust account for the Iowa and Nebraska Properties, and the First Dakota Title Trust Account for the South Dakota property., where it will be held until closing. Each party shall be responsible for paying normal costs associated with closing a real estate transaction, which will include a closing fee to the title company for closing the transaction. Seller and Buyer will split the cost of title insurance 50/50. Seller will deliver clear and marketable title to each property at closing.
