All registered Bidders must submit a bank letter of credit prior to bidding approval.  Contact the office at 712-644-2151 to submit a bank letter of credit.

Any updated after the day of bid opening shall be emailed to registered bidders. 

Property will be sold on a total dollar basis.  This is a timed online only Real Estate Auction.  Your bid is not subject to financing.  Sellers will have the right to accept or reject the final bid before 5pm on October 4th, 2021.  Buyer will sign a purchase agreement at the end of the auction and place a 10% non-refundable earnest deposit in the Blair Title Trust Account, where it will be held until closing.  Closing to be no later than November 15th, 2021.

Sellers will provide an up to date abstract at sellers expense. Buyer will provide a title opinion by an attorney of the buyers choice at buyers expense. Sellers and Buyers will pay all normal fees associated with closing a real estate transaction. 

Sellers will provide a passing septic inspection and water test.
Buyer will accept the property in it's "as-is" condition.
