BIDDING PROCEDURE ROUNDS 1-4:

Round One: Subject #1 & #2 will be sold individually. Subjects #3 & #4 will be offered on a “Choice Basis” for the acreage and all improvements per subject. The successful bidder having the option to select as many subjects as he/she desires. This process is repeated until there is a price established for each subject.

Round Two: Subjects #3 & #4 will then be added together and offered in combination with a minimum raise of 3% to place the parcels in combination. The highest bid above the minimum raise for the combination will be recorded. If there is no combination bid offered then the subjects will be sold to the successful bidders in Round One.

Round Three: If the subjects are placed in combination, each successful parcel bidder from Round One will be given ONE FINAL opportunity to raise the bid on their subject or subjects. The sum total of these raises must surpass the combination total by a minimum of 3%. If the new bids from the subject bidders surpass the combination total by the minimum then the total will be posted on the board.

Round Four: The subjects will again be offered in combination with a 3% minimum raise to place the subjects in combination. If this bid is made the subjects will remain in combination and sold to the successful bidder/s. If the parcel raises do not pass the combination total by the minimum, the subjects will stay in combination.




Auctioneers notes: We will auction this property in 4 individual tracts and we have advertised as subjects 1-4. We will establish price on subjects 1-2 individually. Meaning parcels one and two are subject to separate sale. We will hold the bid on subjects 1-2 and We will then move on to subjects 3-4, we will offer choice to the high bidder on subjects 3-4. In high bidder’s choice: The high bidder wins the option to choose either subject #3 or subject #4 or both subjects (High Bid X 2) for example, if the high bidder decides to choose both subjects 3-4: if the high bid established is 150,000 the winning bidder would get both subjects 3-4 for 300,000 plus the premium. If the winning bidder only takes one subject, we will then auction the remaining parcel. After price is established for all four parcels, we will then offer the entire package as a whole with the stipulation of a 3% increase on the total of all four parcels. For example, if the total of all four parcels is 500,000 add 3% makes it 515,000 for the package plus the premium. If somebody bids on the entire package, the auction will resume until the high bid is established. At that time, we will then allow each individual high bidder a one-time option to raise their initial bid with the same 3% stipulation. We will pause and calculate the package again and reopen the auction for the entire package for the final time. This will be the last and final opportunity to keep the property all together. If there are no bids on the entire package, the high bidders of the individual parcels will be the winners ,subject to seller’s confirmation.
