Vander Werff & Associates and its Employees act merely as agents for sellers. All final bids are subject to the seller's approval. While the information we offer on item(s) is deemed accurate, no warranties are expressed or implied. Information on items is attained by us from the sellers and you agree to hold Vander Werff & Associates and their Employees harmless for any errors or oversights regarding the item(s) being sold. This information comprises but is not limited to year, model, hours, condition, options, structures, unintentional errors in cataloging, authenticity or imperfections not precisely noted and other data pertinent to the value of the item. Buyers are responsible for conducting their own examination or by a third party, during Open Houses/Inspection periods. The winning bidder will be notified via email from the Auction Company. Printed or verbal statements made by the auction company are matters of belief and are made in good faith. ALL ITEMS ARE SOLD AS-IS WHERE-IS. If payment is not made by scheduled pickup day, all purchases due will be charged to your credit card and subject up to a 3.45% fee. You further understand and agree that failure to remove items in the stated time could result in storage, removal fees and/or forfeited to the Auction Company. When paying within the stated time our acceptable payment methods are cash, check, bank wire or credit card. If a credit card is used, your account will be charged up to a 3.45% convenience fee. If paying by bank wire there will be a $10 incoming wire fee. No items will be released until paid in full. All sales are final.

Method of Sale: Note the change: All tracts will be sold via live and online bidding. In consideration of bidder requests the auction will begin with choice of tracts 1, 2, or 3. The high bidder will have the option to take tract 1, tract 2, tract 3 or all three tracts. In the event the high bidder takes tracts 1-3 , they will remain sold and the auction will be concluded. If the high bidder takes one tract, the remaining tracts will then be auctioned and so on until tracts 1 -3 are sold. After tracts 1-3 are sold tract 4 will be sold. All tracts will be sold bid price per acre times the acres. Terms: 10% down on the day of the auction. The balance will be due on January 2nd, 2019. A late charge will apply for buyers delaying the closing. The abstracts will be continued to date. The buyers will have 10 days from receipt of abstract to have the abstract examined. The sellers guarantee a clear and marketable title on the property. The owners reserve the right to reject any and all bids. The 2018 crop year lease payments will remain with the sellers.
