A 50ft. easement will be given if needed to Tract 2, 3, 4, & 5. TRACT #2: Tract # 2 consists of 10+/- acres with a 3600 sq. ft. home built in 1996 with a two car garage and a Pole Barn built in 2013. It has a hot tub and an above ground pool, and is move-in ready. TRACT # 3: 5+/- acres, all wooded with access from the 50ft right away. TRACT #4: 10+/- acres all wooded with access from the 50ft right away. TRACT #5: 10+/- acres all wooded with access from the 50ft right away. Neighboring land owner will have a recorded easement on driveway on Tract 5 and possibly a small section on Tract 4. TRACT #6: Consists of all Tracts combined for the entire 40 acres with house and buildings. DOWN PAYMENT: A $5,000 down payment will be required on the day of auction per purchaser. The down payment may be made in the form of check or cash and is non-refundable. YOU'RE BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing, if needed, and are capable of paying cash at closing. ACCEPTANCE OF BID PRICES: The successful bidder will be required to enter into Purchase Agreements at the auction site immediately following the close of the auction. The final bid is subject to the Sellers acceptance or rejection. EVIDENCE OF TITLE: Seller shall provide an owners title insurance policy in the amount of the purchase price. DEED: Seller shall provide Warranty Deed(s). CLOSING: The balance of the purchase price is due at closing, which will take place in 45 days after the auction, or as soon thereafter as applicable closing documents are completed by the Seller. Costs for an administered closing shall be shared 50/50 between Buyer(s) and Seller(s). POSSESSION: Possession will be given at closing. REAL ESTATE TAXES: Real Estate taxes shall be prorated to the date of closing.
