At 6:30 PM, 112.58 acres, more or less, will be sold at the Christian Church in Indiana Camp Barbee, Leesburg, IN. This property will be offered in three tracts as individual units, in combination or as a whole farm. Each bid shall constitute an offer to purchase and the final bid, if accepted by the Sellers, shall constitute a binding contract between the Buyer(s) and the Sellers. The auctioneer will settle any disputes as to bids and his decision will be final. According to the assessor’s records the home was constructed in 1925. Directors Building – The directors building is one story manufactured home with vinyl siding and an asphalt shingle roof. The dining hall consists of a screened in porch area, large open dining area, commercial kitchen, pantry, half bathroom, and utility room. According to the assessor’s records the building was constructed in 1955. Gillam Center – The Gillam Center is a pole construction building with metal siding and metal roofing. Bath House – The bath house is a block construction building that contains both a men’s and women’s restroom and shower facility. The east part of the building is the women’s restroom and has 4 sinks, 4 toilets, and 3 showers. The west part of the building is the men’s restroom and contains 4 sinks, 2 toilets, 2 urinals, and 3 showers. The north part of the building is a mechanical room which contains the pressure tanks for the well, hot water heaters, and well controls. According to the assessor’s records the building was constructed in 1980. Cabins – The subject property has five cabins. Cabins 1, 2, 3, & 5 are the same and have three sleeping quarters, and a large restroom with 4 stools and 4 showers. Cabin 4 is the same as cabins 1, 2, 3, & 5 with the exception that it has a small kitchenette. The cabins were constructed in 1955 and are approaching the end of their useful life and are physically and functionally depreciated with limited contributory value to the subject property.
