The real estate will sell at Absolute Auction to the high bidder regardless of price. A 10% earnest money deposit is due on auction day with the balance due within 45 days. The purchaser shall assume the real estate taxes due and payable in Nov. 2017. Possession will be at the final closing. Any closing fee (typically $250 - $300) charged by a title company or escrow agent to close the transaction will be split evenly between buyer & seller.
IMPORTANT INFORMATION:
Interested Buyers should be aware that the Seller and owner of the real property is the Estate of Hilton Smith. The real property is being sold in “as is, where is” condition WITH ALL FAULTS, WITHOUT REPRESENTATIONS OR WARRANTIES OF ANY KIND. Buyer accepts the property in its current condition on the date of sale. Languell Title Company will provide a current title commitment for each property. The real property will be sold subject to all disclosures listed in the title commitment. Buyer will be responsible for all closing costs and title insurance costs, if Buyer chooses to have title insurance for the property. All real property will be transferred by Quitclaim deed.
