* A 10% non-refundable earnest money deposit of the total contract price will be due immediately from all winning bidders. Purchasers will be required to sign a purchase agreement agreeing to pay the balance on or before December 31st 2016. Arrangements can be made for a January 2017 closing.
* 5% Buyer's premium will be added to the final bid price(s) to determine the total contract price.
* All properties sold "AS IS, WHERE IS" with all faults and without contigencies of any kind, including financing or inspections, so have financial arrangements secured before bidding.
* This auction features EXTENDED BIDDING! Any lot that gets a bid within 5 minutes of its scheduled closing time will remain open for bids past its normal close; it will go in to extended bidding. It will remain open until there are no bids on that lot for 5 minutes.
* Ownership possession will be given upon final settlement.
* All descriptions and information are believed accurate, however, neither the sellers nor the Auctioneer/Broker are making any guarantees or warantees, actual or implied.
* Bidder inspection is encouraged.
* By placing a bid, bidder signifies that they have examined the property to their satisfaction, or that they have chosen not to personally examine them.

* The cost of title insurance and closing service fees will be split equally between the buyer and seller.
