HISTORIC DOWNTOWN BECKLEY

The economic center of southern West Virginia, Beckley, and its downtown blossomed during the first half of the 20th century from a quiet courthouse village into a sprawling city of more than 20,000 residents. Fueled by the growth of the region’s coal mining industry, it had also benefitted from its location along with a natural travel route between the East Coast and Midwest. Expressways that meet at Beckley today shadow historic roads that joined in what’s now the city’s historic downtown. Around that road junction in 1835, Alfred Beckley platted a the village, which became the site of a small country courthouse.

The community grew slowly until World War I, after which the small collection of wooden and brick buildings began to increase in quality and dimension. What is now the downtown began to extend outward along avenues such as Neville Street, where village homes were replaced by civic and commercial buildings of brick and stone, two to four stories tall.

The downtown was added to the National Register of Historic Places in 1994, securing for property owners within the district the financing to improve properties and restore them to the 1900-1945 period. In 2015, West Virginia University acquired buildings in and adjacent to the downtown and moved its technology campus to Beckley. In recent years, the potential of the downtown to benefit from proximity to the growing campus has attracted investment and much speculative attention.

BECKLEY AREA

The largest city in southern West Virginia, Beckley is home to more than 16,000 residents and a larger population of more than 73,000 residents who live in the surrounding Raleigh County. Its market area is estimated at more than 200,000, which includes inhabitants of most adjacent counties. The city is located at the junction of four expressways— including Interstates 64 and 77—and is less than a day’s drive from half the U.S. population.

The region is famous for its pleasant climate and diverse outdoor-recreation opportunities. An estimated two million tourists visit the Beckley area annually, exploring nearby state and national parks and attractions such as Winterplace Ski Resort, the New River Gorge Bridge, and the Beckley Exhibition Coal Mine. miles of hiking trail wanders the area, including Endless Wall Trail, named the nation’s best national park hiking trail by USA Today in 2015.

Twenty-nine hotels operate in the Beckley area, and the region’s highest concentration of lodging facilities is located two miles from the property at I-77 exit 44, adjacent to the Beckley Travel Plaza at the Tamarack arts retail center. NEW RIVER GORGE REGION

Beckley is located at the center New River Gorge Region, an area of level highlands through which the New River has carved a steep-walled canyon, the most precipitous part of which, near Fayetteville, is known as the New River Gorge. More than 70,000 acres across the region are protected by the National Park Service as part of the New River Gorge National River.

With the exception of the gorge and the steep-walled valley of the New River, the region is otherwise known for its relatively level character—hilly in places, but without the steep and mountainous terrain found in other areas of the state. Though moderately industrialized during the early 1900s, the region since the The 1950s has been more highly regarded as a destination for the clean industry. HISTORIC DOWNTOWN BECKLEY

The economic center of southern West Virginia, Beckley, and its downtown blossomed during the first half of the 20th century from a quiet courthouse village into a sprawling city of more than 20,000 residents. Fueled by the growth of the region’s coal mining industry, it had also benefitted from its location along with a natural travel route between the East Coast and Midwest. Expressways that meet at Beckley today shadow historic roads that joined in what’s now the city’s historic downtown. Around that road junction in 1835, Alfred Beckley platted a the village, which became the site of a small country courthouse.

The community grew slowly until World War I, after which the small collection of wooden and brick buildings began to increase in quality and dimension. What is now the downtown began to extend outward along avenues such as Neville Street, where village homes were replaced by civic and commercial buildings of brick and stone, two to four stories tall.

The downtown was added to the National Register of Historic Places in 1994, securing for property owners within the district the financing to improve properties and restore them to the 1900-1945 period. In 2015, West Virginia University acquired buildings in and adjacent to the downtown and moved its technology campus to Beckley. In recent years, the potential of the downtown to benefit from proximity to the growing campus has attracted investment and much speculative attention.

BECKLEY AREA

The largest city in southern West Virginia, Beckley is home to more than 16,000 residents and a larger population of more than 73,000 residents who live in the surrounding Raleigh County. Its market area is estimated at more than 200,000, which includes inhabitants of most adjacent counties. The city is located at the junction of four expressways— including Interstates 64 and 77—and is less than a day’s drive from half the U.S. population.

The region is famous for its pleasant climate and diverse outdoor-recreation opportunities. An estimated two million tourists visit the Beckley area annually, exploring nearby state and national parks and attractions such as Winterplace Ski Resort, the New River Gorge Bridge, and the Beckley Exhibition Coal Mine. miles of hiking trail wanders the area, including Endless Wall Trail, named the nation’s best national park hiking trail by USA Today in 2015.

Managed by the National Park Service, the New River Gorge is nationally renowned as a destination for hiking, rock-climbing, and whitewater rafting, while ATV touring has also become a popular vacation pastime in the mountains to the west. Just north of the city, the Summit Bechtel National Scout Reserve annually welcomes tens of thousands of scouts to the region. In 2019 it hosted more than 45,000 during the World Scout Jamboree. Twenty-nine hotels operate in the Beckley area, and the region’s highest concentration of lodging facilities is located two miles from the property at I-77 exit 44, adjacent to the Beckley Travel Plaza at the Tamarack arts retail center. Most national retail stores and restaurants may be found at Beckley as well as a growing number of specialty shops and restaurants. More than 49,000 motorists pass by the exit daily, according to the West Virginia Parkways Authority.

Flight service is provided through the Raleigh County Memorial Airport, a 15-minute drive from the property, while Yeager provides service to Charlotte, Orlando, Atlanta, Chicago, Philadelphia, and Washington, D.C. Amtrak rail passenger service to Chicago, New York, and Washington is provided at the nearby Prince Station, a 25-minute drive.

Beckley is also the educational and medical center of southern West Virginia. In addition to the WVU-Tech campus, four institutions of higher education maintain campuses at or adjacent to Beckley, including Concord University, Bluefield State College, Appalachian Bible College, and New River Community and Technical College. The West Virginia School of Osteopathic Medicine at Lewisburg is a drive of less than an hour from the city. Many clinics and three hospitals serve Beckley, including Raleigh General Hospital, Beckley Appalachian Regional Hospital, and a Veteran’s Administration Medical Center.

NEW RIVER GORGE REGION

Beckley is located at the center New River Gorge Region, an area of level highlands through which the New River has carved a steep-walled canyon, the most precipitous part of which, near Fayetteville, is known as the New River Gorge. More than 70,000 acres across the region are protected by the National Park Service as part of the New River Gorge National River.

With the exception of the gorge and the steep-walled valley of the New River, the region is otherwise known for its relatively level character—hilly in places, but without the steep and mountainous terrain found in other areas of the state. Though moderately industrialized during the early 1900s, the region since the The 1950s has been more highly regarded as a destination for the clean industry. Air and water quality are both relatively high throughout much of the region.

The highland area is also known for its pleasant climate. Summer heat rarely exceeds 90 degrees, while winter cold rarely falls below the 20s. Snowfall is traditionally moderate, and snow rarely lingers long expect in the most mountainous areas in the east along the Allegheny Mountains.
