TERMS OF SALE:
Real Property: A cash or certified check deposit of $15,000.00 will be required from the purchaser at the time and place of sale. The balance of the purchase price to be paid in cash at settlement, which shall occur on or before 45 days from the date of sale, time being of the essence. Otherwise, the deposit herewith required shall be forfeited and the property resold at the risk and cost of the defaulting purchaser, including attorney fees, deficiency in purchase price and all costs of resale. Interest to be paid on the unpaid purchase price at 12% per annum from date of sale to date of settlement. Costs of conveyancing, recording, transfer taxes, documentary stamps, and all other costs incident to settlement shall be borne by the purchaser. Taxes and all other public or governmental charges and/or assessments against the premises, which are or may be payable on an annual basis, are to be adjusted and apportioned as of the date of sale, and are to be assumed and paid thereafter by the purchaser. Should the Sellers be unable to convey good and marketable title, then the Seller & Purchaser agree that the Purchaser’s sole remedy in law & equity shall be the refund of the Purchaser’s deposit. Upon refund of the deposit, the sale shall be void and of no force or effect. The purchaser agrees to waive any right of inspection for lead paint and/or asbestos as provided under current Federal and State laws.

This home was built in 1963 and contains 1,410 square feet and has a fenced in rear yard.
