Deposit: Purchaser(s) shall deposit 10% of full purchase amount at the conclusion of the auction and acknowledge all required paperwork including Purchase Contract, Demand Note, and Agency Disclosure.
Buyer’s Premium: A ten percent buyer’s premium shall be added to the high bid amount to determine the full purchase amount. By example, if your high bid is $2,000,000.00 your full purchase amount will be $2,200,000.00.
Closings: Closing shall on or before October 31, 2016. Time is of the essence.
Possession: Possession will be immediate at closing, subject to tenant’s rights. All rents will be prorated to date of closing and any/all deposits being held by Seller will be transferred at closing.
Closing Agent: Closings shall take place at a title company, bank, or attorney office of the purchasers’ choosing. Purchasers shall be responsible for all closing costs. Seller will transfer an insurable title.

Infinity/Multi-Parcel Bidding System: This type of auction allows buyers to choose and bid on specific tracts or combinations of tracts. Bidders can bid on just one parcel or combinations parcels, according to their particular wants. When property is sold using this method, bidders will have the opportunity to bid on any individual lot or any combination of lots. The amount of the combination bids must be greater than the sum of any individual bids. This process continues until no more bids are made within a reasonable period of time as determined by the auctioneer.
Buyer Broker/Agent Representation: A 2% Buyer/agent commission available to all active Ohio licensed Brokers or agents. Broker/agents must register clients with auction firm prior to 12 Noon on September 28, 2016 to qualify for co-op commission. No buyer registrations will be accepted on the day of the auction.
