Real Estate Auction: The auction will be conducted ONSITE at the property on Wednesday September 28, 2016 beginning at 11:00AM. All prospective bidders must register w/ acceptable ID and obtain a bidding number at the auction site prior to bidding. Bidder registration begins at 10:00 AM on day of auction.
Interior Inspections: Sunday September 25 (12 Noon – 1PM) or day of auction beginning at 10:00AM
Purchaser Deposit: The purchaser(s) will be required to deposit 10% of the purchase amount as a down payment by personal or corporate check and sign a Contract to Purchase immediately after being declared the high bidder. The purchaser(s) shall also sign the provided personal demand note for the amount of the purchase price to secure the contact to purchase.
Taxes and deed: Real Estate taxes will be pro-rated to the date of closing. Property is selling free and clear with insurable title and General Warranty Deed.
Terms: The property is being sold in “as is, where is, with all faults condition”. PURCHASER WILL BE RELYING ONLY ON THEIR OWN INSPECTION OF THE PROPERTY
Closings/Possession: The closing must take place on or before October 28, 2016. The real estate is selling free and clear of any and all liens. Buyer shall receive insurable title and can purchase title insurance if desired. Possession will be given to the purchaser at closing.
Buyer’s Premium: A ten percent buyer’s premium will be added to the high bid amount(s) to determine the final contract selling prices(s) to be paid by the buyer.
CAUV Program: The property is under a CAUV program, which becomes either the purchaser’s responsibility to maintain or pay the required back recoupment.
Agency: Semple International, Inc. is acting exclusively as agent for the seller.
Buyer Broker/Agent Co-Op Commission: A 2% buyer broker/agent commission is offered to active licensed Ohio real estate brokers/agents. Brokers/Agents must register their client with auction firm on auction firm approved forms, no later than 12:00 Noon on Tuesday, September 27, 2016 to be eligible for a commission.
Machinery & Equipment: The machinery & equipment begins selling at 11:00AM and will be suspended for the time necessary to sell the real estate.
Inspection: Machinery & Equipment inspection begins at 10:00AM on day of auction.
Payment: All purchases must be paid in full on day of auction and within 30 minutes of auction conclusion. We accept cash, personal/ business/company checks, and MasterCard/Visa/American Express/Discover (with 3% handling fee) as acceptable forms of payment.
Buyer Premium: A fifteen percent buyer’s premium will be added to the high bid amount(s) to determine the final purchase price(s) to be paid by the buyer.
