Terms: 15% nonrefundable down payment day of sale with the balance due at closing on or before Dec 18, 2020. Possession of the land will be Jan 1, 2021 or when harvest is completed. Title insurance and closing costs split 50/50 between buyer and seller. 2020 taxes due in 2021 to be paid by the seller. 2021 taxes due in 2022 to be paid by the buyer. The acres in this property is based on acres stated in the county tax records with acres to be understood to be “more or less”. bidders will be responsible and must obey any and all local, state and federal laws any/all violations will result in termination of bidding and website use priviledges with this auction company.

All bidders must be responsible to provide payment. Failure to do so will result in buyer to be responsible to pay all attorney fees and costs incurred by Zomer Auctions to collect funds owed. The purchaser also agrees that a 1.5% per month will be added to any unpaid balance due to the Auction Company as well as any other costs or loss incurred due to the purchasers failure to adhere to these terms. Any debt collection or dispute proceedings will be settled by arbitration in Sioux County, IA.

The final bidding will close and remain closed.


The auction company reserves the right to reject any/all bids for any reason. The auction company shall also be the final judge in any bidding disputes and has the final authority to name a bidder as a final purchaser. The auction company shall not be held responsible for any missed bids.
