All bidders must register to bid on our website and provide a valid credit card. The credit card used will only be charged if the winning bidder defaults (see DEFAULT below). WINNING BIDDER. The winning bidder (Purchaser) shall be the best and highest bid prior to auction conclusion. Purchaser shall be notified at the conclusion of the auction by electronic mail. Auction Firm’s designation of the Purchaser shall be final. FREE & CLEAR DEED. The property shall be sold free of any lien with an insurable General Warranty Deed. Possession of the property will be 30 days after closing. BUYER PREMIUM/CONVENIENCE FEE. There will be a 10% buyer premium added to the high bid amount to determine the full purchase amount to be paid at closing. By example, if you’re the Purchaser at a high bid of $50,000, your contract purchase amount will be $55,000. DOWN PAYMENT. Purchaser shall make a down payment of 10% of the full purchase amount on the property within 36 hours of auction conclusion, and acknowledge all requested/required paperwork. Required paperwork will consist of Purchase Contract, and Agency Disclosure. Copies of the required paperwork shall be available for review prior to the auction beginning on our website at www.SempleSells.com. BIDDER DEFAULT. As a Bidder, placing a bid is a binding contract between you and the Owner/Seller and the bid cannot be retracted. Once you place a bid, and if you win, you will be obligated to close on the transaction at the said price you indicated as your bid, including the addition of the buyer premium. If the Purchaser fails to sign the Contract to Purchase at Online Public Auction, or fails to remit the required down payment with the contract, Purchaser hereby grants to auction firm a Limited Power of Attorney to sign on their behalf, making the contract valid and enforceable and the down payment is hereby authorized to be charged to the credit card used to register for the auction.
