Buyer Responsibilities:

1. Be able to produce a nonrefundable $5,000 Earnest Money Deposit upon placing winning bid

2. Sign Purchase Agreement 

3. Be able to close within 30-45 days. Make sure you are confident of your financing, prior to bidding.

Auction Process:

  1. Registered bidders for real estate must submit an opening bid offer of AT LEAST $75,000
  2. Bidding will advance during a live auction (slower pace than a typical auction)
  3. Auctioneer will accept advancing bids at their discretion until bidding is exhausted
  4. High bid amount subject to seller approval. Minimum (reserve) selling amount is not disclosed as it is not necessarily reflective of the value of the property.

Seller shall provide:

1. Title Insurance and clear title at closing

2. Copy of certified home inspection report

No Contingencies:

Prospective purchasers are required to make their own determinations as to the suitability of the home. A copy of an inspection report from a certified home inspector will be provided to each bidder, but is not to be construed as a guarantee or warrantee, of any kind. 

Ability to finance is not a contingency.

Closing will be conducted through Talon Title Agency in Petoskey, MI.

Broker participation is encouraged. Share of commission is available for Brokers who meet requirements.
