seller has enthusiastically chosen to sell the real estate at auction to
accelerate the selling process while saving potentially long term holding
costs. The price of the home will be
determined by an open and competitive bidding on auction day.
HOW
DO I PARTICIPATE? All prospective bidders must register to bid
and present a $10,000 cashiers check made payable to yourself prior to the
auction. Registration takes place on the day of the auction.
WHAT
HAPPENS WITH THE CASHIERS CHECK? If you
are the successful bidder, you will be required to sign a Purchase Agreement
and endorse the back of the cashiers check which will serve as your down
payment. If you are NOT the successful
bidder, your cashiers check will be returned to you immediately concluding the
auction.
BIDDER
EXPECTATIONS & CLOSING: Time is of the essence! Closing must take place within 30 days of
auction. A 10% Buyers Premium plus
$895.00 will be added to the final bid to establish the final sales price. The
successful high bidder will be required to sign a Real Estate Purchase
Agreement immediately upon conclusion of the auction. If the successful bidder is
unable to close on the property as specified in the contract, you will forfeit
your entire deposit.
TITLE:
Title will be supplied by seller at sellers expense giving marketable title
subject to restrictions of record. Taxes will be prorated.
