WHY IS THIS PROPERTY BEING SOLD AT AUCTION?  First of all, this is not a foreclosure or distressed situation for the seller.  The seller has enthusiastically chosen to sell the real estate at auction to accelerate the selling process while saving potentially long term holding costs.  The price of the home will be determined by an open and competitive bidding on auction day.

HOW DO I PARTICIPATE? All prospective bidders must register to bid and present a $10,000 cashier’s check made payable to yourself prior to the auction. Registration takes place on the day of the auction.

WHAT HAPPENS WITH THE CASHIER’S CHECK?   If you are the successful bidder, you will be required to sign a Purchase Agreement and endorse the back of the cashier’s check which will serve as your down payment.   If you are NOT the successful bidder, your cashier’s check will be returned to you immediately concluding the auction.

BIDDER EXPECTATIONS & CLOSING: Time is of the essence!  Closing must take place within 30 days of auction.   A 10% Buyer’s Premium plus $895.00 will be added to the final bid to establish the final sales price. The successful high bidder will be required to sign a Real Estate Purchase Agreement immediately upon conclusion of the auction.  If the successful bidder is unable to close on the property as specified in the contract, you will forfeit your entire deposit.

TITLE: Title will be supplied by seller at seller’s expense giving marketable title subject to restrictions of record. Taxes will be prorated.

BROKER PARTICIPATION:  Broker participation is welcome! Brokers must register their prospective buyer(s) within 48 hours of the date of the auction.  Contact us at (734) 223-3277 to receive appropriate registration forms.

AGENCY: Auctioneer and its agents are sellers agents.

DISCLAIMER: Announcements made day of auction take precedence over printed materials. All information on this website and material was derived from sources believed to be correct but not guaranteed. All property dimensions are only approximations. Real estate is being sold, “as, is, where is,” with no contingencies. Buyers shall rely entirely on their own judgment and inspections of property records. Any other terms and conditions will be announced day of auction and take precedence over printed materials.
