PARTIAL REAL ESTATE TERMS:

As a bidder you should know – This is a live public auction. No online bidding. You must be present to bid. An auction fee (buyer’s premium) of 13% will be added to the highest bid to establish the final contract price.  

To register, you must provide a cashiers check payable to yourself in the amount of $500.00.  This fee is 100% refundable the day of auction if you do not purchase a property. 

If you do purchase a property, then your $500.00 deposit will be used as your non refundable earnest money deposit.  

If you purchase multiple properties, you must provide a $500.00 earnest money deposit per property in the form of cash or certified check.

  Down payment (earnest money) is non-refundable if purchaser fails to close within 30 days.   The balance of the purchase price is due within 30 days.  

All closing costs are to be paid by the purchaser.   You will be required to sign a real estate purchase agreement at the auction.  

In all transactions, the auctioneers with American Eagle Auction & Appraisal Company are working for the Seller.   You as the buyer is expected to do your own due diligence PRIOR TO THE AUCTION.

 Everything is being sold “as is, where is” with no warranties expressed or implied. Announcements the day of the auction take precedence over all previous oral or written statements.
