NOTE: Owner has the right to reject final bid on Real Estate. The high bidder will receive confirmation by 5:00pm on THURSDAY (June 18).
REAL ESTATE SUMMARY TERMS: $3,000 down payment along with 3% Buyers Premium will be required upon acceptance of bid. Down Payment will be applied to the purchase price. (Nonrefundable) The Balance will be due at closing. Property is offered in "AS IS" condition. All inspections must be made prior to auction at bidders expense. Closing cost will be split between buyer & Seller. Seller will provide a clear, marketable title to the purchaser. Property is not being offered subject to financing. Please have financing arranged before auction. Final bid is subject to owner's approval.

DOWN PAYMENT: A $3,000 down payment will be required on the day of auction along with the 3% buyers premium of selling price. The down payment may be made in the form of check or cash and is non-refundable. YOU'RE BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing if needed.
ACCEPTANCE OF BID PRICES: The successful bidder will be required to sign a Purchase Agreements at the acception of bid. The final bid is subject to the Sellers acceptance or rejection.
EVIDENCE OF TITLE: Seller shall provide an owners title insurance policy in the amount of the purchase price.
DEED: Seller shall provide Warranty Deed(s).
CLOSING: The balance of the purchase price is due at closing, which will take place in 45 days after the auction, or as soon thereafter as applicable closing documents are completed by the Seller. Costs for an administered closing shall be shared 50/50 between Buyer(s) and Seller(s).
POSSESSION: Possession will be given at closing.
REAL ESTATE TAXES: Real Estate taxes shall be prorated to the date of closing.
PROPERTY INSPECTION: Each potential Bidder is responsible for conducting, at their own risk, their own independent inspections, investigations, inquiries and due diligence concerning the property. Seller disclaims any and all responsibility for Bidders safety during any physical inspection of the property.
SURVEY: The cost of the survey, if needed, will be the responsibility of the buyer.
