GENERAL REAL ESTATE TERMS:

All interested bidder's must provide a cashier's check made out to themselves for $5,000 as a down payment at registration on auction day. Balance will be due at closing which will be scheduled no later than 30 days after the auction. Seller will provide owners Title Policy.

Winning bidder must sign a purchase agreement immediately after completion of the home auction and close within 30 days.
The contract will be an “AS-IS” contract. 
10% buyer's premium will be added to the high bid and inserted in the Purchase & Sale contract to determine the total purchase price. Property is being conveyed in its as-is condition without any contingencies w/ regard to financing and/or the sale of another piece of property. Down payment will be forfeited in the event a buyer cannot perform.
