By registering in our auction today you agree to our terms & conditions and will be bound by those Terms and Conditions. The successful high bidder on this property will be required to sign a Real Estate Sales Contract, Terms & Conditions, and any other documents needed immediately upon conclusion of the bidding and will make an earnest money deposit of 10% of total sales price. A ten percent (10%) buyer's premium will be added to the high bid to establish the total sales contract price. Payment may be made by personal check; cashier's check or cash. The balance is to be paid in full at closing within 30 days of the auction. Current taxes will be prorated at the date of closing. Seller will provide the deed. Buyer is responsible for title opinion, title insurance and recording fees. Customary closing costs will be paid by the buyer. Buyer is to obtain their own financing. The contract will not be contingent upon financing, inspections or any other contingencies. JD's Realty & Auction and its auctioneers and agents are representing the sellers as the sellers' agents. Buyer agrees that any legal filed action will take place within the county of Anderson, City of Clinton, State of Tennessee. If you are bidding online please note, the auctioneer may without notice, withdraw, extend or rearrange any property, and or item at their sole discretion at any time and will not be liable for any computer, internet or website malfunctions. In an online only auction bids that are placed within the last minute, will cause bidding to automatically extend to prevent bid sniping. Payment must be made within 24 Hours after you are the winning bidder. JD's Realty & Auction will have up to 7 DAYS to provide the Buyer with any documents to be signed after the auction has ended. Round #1 We will establish a high bid for lot #1 and "hold" the bid We will then establish a high bid for lot #2 and "hold" the bid. Round #2 Finally we will add the total of lot #1 & #2 and 3% of the total to establish the starting bid for Lot #3. If no one bids on the combination Lot #3, then lot #1 & Lot #2 will be sold for the original high bid amount. If you are an online bidder, and are the high bidder for one of the tracts when we "hold" the bid for round #1 we will actually pass the lot, same for lot #2. If no one bids in Round #2 lot #3 (combo) then you will be the successful winner and we will call you after the auction. However, if someone places a bid on Lot #3 and you are an online bidder then only way to bid again is to call us at 865-441-7173. We can then take your bid over the phone.
