LOCATION: From the intersection of Schuyler Street, Scribner Street, & 708 Road North of Endicott, Nebraska, ¼ mile East.
BRIEF LEGAL DESCRIPTION: A tract containing approximately 36.6 acres in the South Half of the Southeast Quarter, Section 33, Township 2 North, Range 3 East, Jefferson County, Nebraska subject to easements and restrictions whether of record or not. A survey has been completed and complete legal description is available.
GENERAL DESCRIPTION: This tract features native grasses and two ponds. The 3 wire electric fencing along the South and West sides are included. Any other fencing belongs is not included. A county maintained road runs along the south side of the property. Tons of wildlife in the area! The possibilities are endless for this tract!
FSA DESCRIPTION: FSA data shows that there is a total of 13.50 acres of DCP cropland. DCP Crop Data is as follows:
TAXES: Seller shall be responsible for the 2019 and all prior years’ taxes. Buyer will be responsible for all subsequent years’ taxes. The 2018 real estate taxes were $985.74.
MINERAL WATER RIGHTS: Any mineral rights owned by the Seller will transfer to the Buyer.
INSPECTION: The ground is open for inspection. Seller and Auction Company are not liable for accidents or loss during inspection.
CLOSING: Closing shall be on or about December 30th, 2019. Schultis & Son, Inc. shall conduct the escrow closing.
POSSESSION: Full possession will be granted on closing.
MANNER OF SALE: This tract will be sold by total sale amount and not by dollars per acre.
TERMS: An earnest deposit equal to 20% of the purchase price shall be paid the day of the auction upon signing the purchase agreement. The balance shall be paid on closing in the form of certified funds. Title insurance and escrow closing fees shall be shared equally between Buyer & Seller. Any lender’s policy or required endorsements shall be the expense of the Buyer. Abstract & Title, Inc. shall be the title insurance company. Schultis & Son, Inc. shall be the escrow closing agent. The farms are not being sold contingent on loan approval. Make all financial arrangements prior to the auction. The property is sold in “AS IS” condition with no survey, warranties, inspections, repairs, or treatments provided or paid for by the Seller or Real Estate Firm. Buyers are encouraged to do their due diligence. Schultis & Son, Inc. are agents of and represent the Seller in this transaction. The sale is subject to confirmation by the Sellers. Any announcements made the day of the auction take precedence over printed or oral information provided.
