Buyer�s Premium (15%): A buyer's premium of fifteen shall be added to the high bid price online, which will determine the final sales price for each auction lot. YOUR BID IS A CONTRACT TO BUY should you be the winning bidder. � As Is, Non contingent transaction. Buyer to all due dilegence prior to the auction date. 20% Non-refundable deposit DUE at conclusion of sale, balance due within 30 days. Purchaser required to sign a uniform sales and purchase contract at the conclusion of the sale. 2024 Taxes will be prorated through date of sale. Buyer responsible for the closing costs, as well as their own title search. Seller to convey the property by Warranty Deed. Possession is with deed at closing. Sale is not contingent on appraisal, inspection or financing. Buyer can have inspection and appraisal done prior to auction and may use financing but MUST close in 30 days. Use the time prior to the auction to complete all due diligence. No Returns: All sales are final.
