Auction Terms & Conditions:
1.) 10% Buyer's Premium.
2.) 20% deposit at conclusion of sale, balance due within 30 days.
3.) Purchaser required to sign a uniform sales and purchase contract at the conclusion of the sale.
4.) Current Years Taxes Pro-Rated. When applicable, Seller to pay Greenbelt Roll Back Tax on any non-eligible purchase.
5.) Selling by a new survey.
6.) Home built prior to 1978, buyer to sign a 10 day waiver on inspection for lead based paint.
7.) Buyer responsible for the closing costs, as well as their own title search.
8.) Seller to convey the property by Warranty Deed.
9.) Possession is with deed at closing.

Purchaser(s) agree that the Chancery Court for Pickett County, Tennessee, or the General Sessions Court for Pickett County, Tennessee, depending on the subject matter of the lawsuit, shall be the venue for any action related to this sale. The laws of the State of Tennessee shall apply.
