The down payment (earnest money) may be made in the form of Check or Certified Cashier's Check, is non-refundable and will be applied to the purchase price at closing. YOU'RE BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing if needed. A pre-approval letter from your lender may be required to bid. ACCEPTANCE OF BID PRICES: The successful bidder will be required to sign a Purchase Agreement upon acceptance of the final bid. (The final bid is subject to the Sellers acceptance or rejection). AS-IS: The property is being offered As-Is, without any contingencies. EVIDENCE OF TITLE: Seller shall provide an Owner's Title Insurance Policy in the amount of the purchase price. DEED: Seller shall provide Warranty Deed(s). SURVEY: If a survey is needed, the cost will be at the buyer's responsibility EXCEPT on the Shoals properties, the survey cost will be split 50/50 between Buyer(s) & Seller(s).
