This property is being offered for sale at online auction, subject to seller confirmation. Upon conclusion of the online bidding on November 1, the seller will have the option to accept the highest bid or to reject the bids as being insufficient. The seller is earnest in offering this property for sale at online auction and will make every effort to accept the highest bid. 2. All bidders must register at deanvan.hibid.com, and then email a bank letter of proof of funds to dean.vans81@gmail.com. Once the bank letter of proof of funds is received, your maximum bidding allowance will be the maximum on you proof of funds letter. After this has been done, you will be able to bid on the property up to that amount. The auction will have a soft close with a 20 minute time period after the last bid to allow for others to bid. 3. This property is being offered for sale in its as-is condition, with all faults, without any warranties expressed or implied. The auctioneer strongly urges all bidders to call 816-261-1361 to arrange for your private viewing of the property, and to make any inspections they desire before bidding on the property. The auctioneer will make the property available for any inspections a buyer may wish. It is the buyer's responsibility to satisfy themselves as to the condition of the property and the suitability of the property for their desired use. 4.
