Under and by virtue of a Writ of Execution, issued out of the District Court for Howard County, Case # D-101-CV-20-007515, Shadow Oak Condominium vs. Chrystal Anita Atkin. I have seized and taken into execution and will sell at Public Auction the following described real property:

9627 White Acre Road, Unit C-2 is described as: A condominium located on the third and upper level of the building. The building’s exterior structure is of yellow concrete. There are steps leading to the front door of the building which is secured access by key entry only. The building number (9627) is located below to the right side of the entrance of the building in white lettering.

Being all of the same property as described in a deed dated January 17, 1991, recorded January 24, 1991, among the Land Records of Howard County, MD at Liber 2281, folio 0654, which has the address of 9627 White Acre Road, Unit C-2, Columbia, MD 21045.

Subject to covenants, easements and restrictions of record.

Being known and Designated as Unit No. 9627 C-2, Section 1 in Condominium of Shadow Oak Horizontal Property regime as said unit and said condominium of Shadow Oak are Established pursuant to the master Deed and Declaration and by-laws of Grantor dated September 14, 1972 and Recorded among the Land Records of Howard County, Maryland in Liber CMP No. 609, Folio 129 ET Seq., and first amendment to master deed dated January 30, 1972 recorded among the land records aforesaid in Liber CMP No. 623, Folio 633, ET Seq., as shown on building plans thereof dated March 1972 and recorded among land records of Howard County in Plat Book 23, Folio 90 ET Seq., and dated January 1973 and recorded among the aforesaid land records in Plat Book 24, Folio 45, ET Seq. The improvements thereon begin known as 9627 C-2 White Acre Road.

The improvements thereon being known as 9627 White Acre Road, Unit C-2, Columbia, MD 21045.

The property will be sold in an “AS IS” condition and without any warranties, either express or implied, as to the nature, condition or description of the property, and subject to all easements, restrictions, liens and other matters of record and all existing violations, as well as subject to any state of facts that an accurate survey or physical inspection of the property might disclose, if any.

TERMS OF SALE: A deposit of $5,000.00 is required at time of sale, with the balance due 10 days after Ratification of Sale by the Court. The deposit and balance must be paid by Cash, Certified Check or Cashier’s Check payable to the “Sheriff of Howard County”. No personal or business checks accepted. To bid, you must a have a government photos ID (i.e. Driver’s license) and the $5,000.00 deposit in hand.

In the event of default by said purchaser and at their risk and expense, the Sheriff may declare the deposit forfeited and resell the premises, without a Court Order. The defaulting purchaser will be liable for the costs and expense of both sales. The forfeited deposit, less expenses, will be credited towards the judgment at time of ratification. The sale will be final after ratification from the Court.
