DOWN PAYMENT:10% non-refundable down payment on the day of the auction with balance in cash at closing. The down payment may be in the form of cash, cashiers check, personal check or corporate check. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, SO BE SURE YOU HAVE ARRANGED FINANCING, IF NEEDED, AND ARE CAPABLE OF PAYING CASH AT CLOSING.
BUYER`S PREMIUM: A buyer's premium of 10%, with a minimum of $3500, will be added to the final bid price of the property.
APPROVAL OF BID PRICES: All successful bidders will be required to enter into purchase agreements at the auction site immediately following the close of the auction. All final bid prices are subject to the Sellers acceptance or rejection.
DEED: Seller shall provide a Warranty deed.
EVIDENCE OF TITLE: Seller shall provide title insurance in the amount of the purchase price.
CLOSING: Closing shall take place in 30 days,
POSSESSION: At closing.
REAL ESTATE TAXES: Taxes are pro-rated and final at day of closing
ACREAGE: All acreage is approximate and has been estimated based on current legal descriptions and/or aerial photos.
SURVEY: There shall be no survey, unless parcels 1-3 sell individually and not as one lot. If sold in separate parcels, a survey will be required and the cost will be split 50/50 between buyers and seller.
EASEMENTS: The sale of the property is subject to any and all easements of record.
ONLINE BIDDERS: All online bidders will be required to abide by the same terms. They will be required to complete the purchase agreement within 24 hours from the auctioneer declaring the property sold at the auction.
