1. Procedure: Bidding ends Tuesday, June 18, 2024 at 10:00 AM, with a soft close, meaning that a bid in the final minute will extend bidding by 5 minutes. All bids placed are by the Acre.   

2. BUYERS PREMIUM: 5% Buyer’s Premium will be added to the final bid price to arrive at the contract sales price. 

3. ACCEPTANCE OF BID PRICES: Winning bidder will enter into a Contract to Purchase immediately upon being declared the Successful Bidder by the Auctioneer. Upon the close of the auction, the winning bidder will be forwarded via email a Contract to Purchase. Trophy Properties and Auction must receive a signed copy of the contract on or before 12:00 NOON, Wednesday, June 19, 2024 (hand delivered, faxed, electronic signature or scanned and emailed). The Seller reserves the right to reject any and all bids. Once accepted, this agreement shall be binding on the parties and their successors and assigns. This agreement is NOT subject to financing, inspections, or other contingencies or delays the closing for such reason. 

4. DOWN PAYMENT: 10% of the contract purchase price will be due upon acceptance of the Sales Contract. Business or Personal Checks or Wire Transfer are accepted. 

5. BIDDING: Once submitted, a bid cannot be retracted.  

6. CLOSING: Closing shall be on or before 3:00 PM., Thursday, July 18, 2024. 

7. POSSESSION: Possession will be given at closing, subject to the remaining rights of the current tenant if any. 

8. TITLE: Seller shall furnish the buyer(s) at Seller’s expense an Owner’s Policy of Title Insurance in the amount of the purchase price, and agrees to provide and execute a proper deed conveying merchantable title to the real estate to the buyer(s). 

9. SURVEY: AT SELLERS OPTION, the Seller shall provide a new survey where there is no existing legal description to convey title.

These 85± acres are located 3 miles south of Hamburg, IL and just west Mississippi River Road. The Farm Service Agency figures there to be 68.92 acres of highly productive cropland. The soils consist of Wakeland silt loam, Tice silt loam, and Haymond silt loam with a combined Productivity Index of 106. The balance of the land is woods, levy, and water. There is a farm tenant in place for the 2024 crop season. The farm income in the amount of $10,000.00 will go to the Buyer(s).

  • New water control structures at south and north ends of main levee to protect the property from the river
  • Grading of entire property towards the levee.
  • Grading of the duck hole from East to West to flood in front of the pit first. Approximately 12 acres of water when full. 
  • Along the levee, field tile with riser pipes were installed to help in wet years
  • The field tile drains to a sump pit in the southwest corner. This water can then be pumped out to maintain the crop.
  • Field tile ran from SW corner of the duck hole to the sump pit drain the duck levee. There is also a manual drain in the event you don’t want to pump it.
  • New individual electrical panels
    • Main power disconnect
    • Power Feed for the VFD for the dewatering pump. This allows you to adjust the speed of the pump to save energy.
    • 120V breaker for 120V at the platform.
    • 120V disconnect feeding the duck pit. Allows power lights, ovens and ice eaters
    • Watering pump panel to energize the pump to flood the duck hole.  
      • The watering pump as the ability to utilize a mechanical float switch. This allows the pump to turn on and off based on water levels.
  • The Motor for the watering pump is new as of 2019. 

Instructions to turn pump on:

1.       Turn on Main Service Disconnect panel on south side of platform

2.       Turn on Watering Pump Panel on west side of platform.

3.       On the north side of the platform is the main control for the pump. That panel has a disconnect handle that needs turned on.

4.       There is a switch that allows you to run the pump in manual on/off or auto. If no float switch is connected, then put it in manual.

5.       Push the button below the auto/manual switch.

a.       There is an air relief valve on the pipe coming out of the pump. If you’re standing in front of it, you’ll get a nice little squirt of water on your pant leg.
