Under and by virtue of a Writ of Execution, issued out of the District Court for Howard County, Case # D-101-CV-19-012479, Canterbury Riding Condominium vs. Michael B. Pope. I have seized and taken into execution and will sell at Public Auction the following described real property:

9652 Canterbury Riding is described as: a three-story brick front corner unit condominium. The front of the unit has one window on the first floor, two windows on the second floor and one window on the third floor. The side of the unit has one window on the 1st floor and one window on the 3rd floor. The rear of the property is enclosed by a white fence. The 1st floor has a patio door, the 2nd floor has two windows, and the 3rd floor has one window.  

Being all of the same property as described in a deed dated June 30, 2006, recorded July 31, 2006, among the Land Records of Howard County, MD at Liber 10151, folio 281, which has the address of 9652 Canterbury Riding, Laurel, MD 20723

Subject to covenants, easements and restrictions of record.

Being known and Designated as Unit numbered 184 of Plan of Condominium entitled “Canterbury Riding Condominium, Section Three” as per plats and plans thereof recorded at Plats 3505 through 3515, both inclusive among the Land Records of Howard County, Maryland; and being part of the land and premises made subject to a condominium Regime by declaration dated August 16, 1976 and recorded in Liber 782 at folio 380, et. Seq., and the amendment thereof recorded in Liber 782 at folio 250, et. Seq.; All being in the 6th Election District, TAX account No. 06-441882.

The improvements thereon being known as 9652 Canterbury Riding, Laurel, MD 20723.

The property will be sold in an “AS IS” condition and without any warranties, either express or implied, as to the nature, condition or description of the property, and subject to all easements, restrictions, liens and other matters of record and all existing violations, as well as subject to any state of facts that an accurate survey or physical inspection of the property might disclose, if any.

TERMS OF SALE: A deposit of $5,000.00 is required at time of sale, with the balance due 10 days after Ratification of Sale by the Court. The deposit and balance must be paid by Cash, Certified Check or Cashier’s Check payable to the “Sheriff of Howard County”. No personal or business checks accepted. To bid, you must a have a government photos ID (i.e. Driver’s license) and the $5,000.00 deposit in hand.

In the event of default by said purchaser and at their risk and expense, the Sheriff may declare the deposit forfeited and resell the premises, without a Court Order. The defaulting purchaser will be liable for the costs and expense of both sales. The forfeited deposit, less expenses, will be credited towards the judgment at time of ratification. The sale will be final after ratification from the Court.
