Listing Terms and Conditions
1. Successful bidder will sign a standard Offer to Purchase form directly following the auction. Offer will be a cash offer with no contingencies of any kind. 2. Earnest money shall be $20,000 per parcel and will be collected immediately following the auction. If the high bid is accepted, the earnest money will be applied toward the purchase price. If the bid is not accepted, the earnest money will be returned to the buyer. 3. The offer is subject to approval of the owner, who will have until March 6, 2024 to accept, reject, or counter today's high bid. 4. This offer may not be rescinded prior to Midnight of March 6, 2024. 5. In the event of a counter-offer, today's high bidder will be given the first opportunity to accept any counter offer. 6. A Real Estate Condition Report has been provided however the buyer is purchasing the property in it�s AS IS condition. No warranties are made as to any aspects, conditions, or uses regarding the property. Buyers shall rely entirely on their own inspections of the property and the records. 7. If the offer is accepted, closing will take place on or before April 19, 2024. Occupancy will be given at closing 8. Real estate taxes will be prorated at the time of closing based on the 2023 taxes. 9. Tillable acreages were derived from FSA maps but are not guaranteed. 10. All parcels will be surveyed prior to the auction and surveyed acreages will be posted as soon as available. Parcel #1 (buildings & 35 Net acres) will be sold by the dollar. Parcels 2, 3, & 4 will be sold bidder's choice, so much per surveyed acre. 11. A preliminary title policy has been provided by Wisconsin River Title and is available for review. Buyers are accepting the policy as it reads. 12. Parcels 3 & 4 have acreage that is enrolled in the CREP program until 2036. Buyer has been provided with copies of the programs/contracts prior to bidding and agrees to accept the terms of the contract and assume responsiblity for them at closing. 2024 payments will be prorated to date of closing.
