AUCTION TERMS: Hartland Auction & Realty LLC acting as Agents of the Seller Farm Lease is open for 2024 and possession will transfer to the buyer on closing date. All grain bins are empty. 2% Buyer's Premium. Surveys on all properties now uploaded. Seller will provide pre-title commitment, survey, and purchase contract which will be viewable in the descriptions sections of the (3) lots. Purchase contract will be completed within 24 hours of bidding ending. Auctioneer will contact successful bidders at conclusion of auction to arrange meeting. Sale is not contingent upon Buyer(s) financing. Earnest Money: Successful bidder(s) will deposit 10% of final payment amount as earnest money within 24 hours of bidding ending. Earnest monies will be held by The Title Center located in Effingham, Illinois in an escrow account which will be applied toward final purchase price at closing. Down payment will be made by personal, corporate, or cashier's check made payable to THE TITLE CENTER. Bidding is not conditional upon financing, have financing arranged.
