AUCTION TERMS:
Hartland Auction & Realty LLC acting as Agents of the Seller
Farm Lease is open for 2024 and possession will transfer to the buyer on closing date. All grain bins are empty.
2% Buyer's Premium.
Surveys on all properties now uploaded.
Seller will provide pre-title commitment, survey, and purchase contract which will be viewable in the descriptions sections of the (3) lots.
Purchase contract will be completed within 24 hours of bidding ending. Auctioneer will contact successful bidders at conclusion of auction to arrange meeting. Sale is not contingent upon Buyer(s) financing.
Earnest Money: Successful bidder(s) will deposit 10% of final payment amount as earnest money within 24 hours of bidding ending. Earnest monies will be held by The Title Center located in Effingham, Illinois in an escrow account which will be applied toward final purchase price at closing. Down payment will be made by personal, corporate, or cashier's check made payable to THE TITLE CENTER. Bidding is not conditional upon financing, have financing arranged.
Closing; Closing date shall be April 26, 2024 to be held at THE TITLE CENTER, in Effingham, Illinois.
The real estate will be offered in (3) lots on a per acre basis based on provided surveys. Bidding increments will be shown and the discretion of the Auctioneer & Auction Company. All absentee and/or telephone bids must be pre-qualified and approved by Hartland Auction & Realty LLC. Internet bidding only with an online only auction.
Each lot is selling independently of the others. There will be no combining of the tracts, though the three lots will sell at the same time with extended bid. If any tract has a bid within the last one minute of closing, the bidding will extend 5 minutes for all (3) lots.
