All bidding is open to the public. It�s easy, so don�t be bashful! This is a one-time opportunity. Watch the auctioneer and his bid assistants. They will take your bids and direct any questions you might have to the appropriate person.
TERMS OF THE AUCTION:
BID ACCEPTANCE & DOWN PAYMENT: The property is selling in AS-IS condition with seller�s confirmation. The successful bidder will be required to enter into a purchase contract that is available for review prior to the auction. A 10% (Cash or Check) non-refundable down payment is required from the successful bidder on the day of the auction. The balance is due at closing within 40 days. Your bidding is not conditional upon financing, appraisals, or inspections. Be sure you have arranged financing; if needed, and are capable of paying certified funds at closing.
DEED & CLOSING: The seller will provide Deed and Title Insurance warranting that the property is free and clear of all mortgages, liens and encumbrances that do not interfere with its normal and customary use. Taxes are $1093.65 a half and shall be prorated to the day of closing. The real estate is being sold subject to any and all legal easements of record. Closing shall be held within 40 days of acceptance at Owl Creek Title Agency in Mt Vernon, Ohio. Possession will be at closing/transfer of Deed. Assignments of any purchase contracts are conditional on the bidder remaining jointly liable on the contract with the assignee.
