Listing Terms and Conditions
TERMS: 1.) Successful bidder will sign a standard offer to purchase form within 24 of the close of the auction. Offer will be a non contingent offer to purchase. 2.) Earnest money shall be $20,000 and will be collected within 24 hours of the auctions close. If the offer is accepted, the earnest money will be applied to the purchase price. If the bid is not accepted the earnest money will be returned to the buyer. 3.) A vacant land disclosure report has been provided, the buyer is purchasing the property in it's AS IS condition. No warranties are made as to any aspects regarding the property. Buyers shall rely entirely on their own inspection of the property and the records. 4.) If the offer is accepted, closing will take place on or before November 30, 2023. Occupancy will be given at closing. 5.) Real Estate taxes will be prorated at the time of closing based on the 2022 taxes. 2022 Taxes were $1,977.18 6.) A preliminary title policy has been provided by Wisconsin River Title and has been available for review. Buyers accept the title policy as it reads. 7.) The crop ground is rented out for the 2023 growing season. The tenant has the right to harvest his crop, growing crops are not included in this offer. There will not be any proration of rent, seller is entitled to all rent payments for 2023. No leases extend beyond 2023. 8.) Property has been surveyed and will be sold by the surveyed acreage of 63.96 acres. A copy of the Plat of Survey has been made available prior to bidding. 9.) Due to Town of Troy driveway length restrictions this parcel is not buildable. 10.)
