TERMS:
1.) Successful bidder will sign a standard offer to purchase form within 24 of the close of the auction. Offer will be a non contingent offer to purchase.
2.) Earnest money shall be $20,000 and will be collected within 24 hours of the auctions close. If the offer is accepted, the earnest money will be applied to the purchase price. If the bid is not accepted the earnest money will be returned to the buyer. This property is sold subject to the owers approval.
3.) A vacant land disclosure report has been provided, the buyer is purchasing the property in it's AS IS condition. No warranties are made as to any aspects regarding the property. Buyers shall rely entirely on their own inspection of the property and the records.
4.) If the offer is accepted, closing will take place on or before November 21, 2023. Occupancy will be given at closing.
5.) Real Estate taxes will be prorated at the time of closing based on the 2022 taxes. 2022 Taxes were $2,588.42.
6.) A preliminary title policy has been provided by Gowey Title and has been available for review. Buyers accept the title policy as it reads.
8.) There has been some surveys done on the parcel and they are available for review. The parcel will be sold on the tax deeded acreage. The tax deeded acreage is 64.16 acres.
