TERMS: 1.) Successful bidder will sign a standard offer to purchase form within 24 hours of the close of the auction. The offer will be a non-contingent offer to purchase. 2.) The seller will have until October 6th to accept, reject, or counter today's high bid. 3.) This offer may not be recinded prior to midnight of October 6, 2023. 4.) Earnest money shall be $20,000 and will be collected within 24 hours of the auctions close. If the offer is accepted, the earnest money will be applied to the purchase price. If the bid is not accepted the earnest money will be returned to the buyer. 5.) In the event of a counter-offer, today's highest bidder will be given the first opportunity to accept any counter offer. 6.) A Real Estate Condition Report has been provided, however the buyer is purchasing the property in it's AS IS condition. No warranties are made as to any aspects regarding the property. Buyers shall rely entirely on their own inspection of the property and the records. 7.) If offer is accepted closing will take place on or before November 15, 2023. 8.) Real Estate taxes will be prorated at the time of closing based on the 2022 taxes. Taxes for 2022 approximately $5,720. 9.) A preliminary title policy, has been provided and has been available for review. Buyers accept the title policy as it reads. 10.)
