Real Estate Auction Terms and Conditions:
Please note that winning bidder will be required to make a 10% non refundable deposit to Whatman Realtors & Auctioneers 1160 Lexington Ave. Mansfield, OH 44907 within 48 hrs of auction close and Seller Confirmation. Winning bidder will also be required to sign a Real Estate Auction Contract, Auction Terms and Conditions, and any other applicable documents within 48 hours of seller confirmation.
Buyer Accepts Property As Is. Sale is not contingent upon Inspections, Financing, or Appraisal. Any personal items remaining at the property as of closing will transfer with property.
Any inspections to be done prior to auction closing day. Property sells As Is
There will be a 10% buyers premium added to the final bid price to arrive at the contract sales price.
10% non refundable deposit, Per Parcel, to be made by winning bidder within 48 hours of auction close/Seller Confirmation. Balance due within 30 days.
Possession on closing. 2023 Crops and Crop Rents reserved by the seller
Buyer is responsible for title search and title insurance. Buyer will be required to purchase title insurance on the property in the amount of the purchase price, no exceptions. Chicago Title will be the closing agent.
Seller has the right to accept or reject any or all bids. Whatman Realtors & Auctioneers reserve the right to bid on behalf of the seller up to the reserve price. Property sells with seller confirmation (Reserve).
Whatman Realtors & Auctioneers represent the Sellers in the Auction. If for any reason the sellers are unable to close the transaction, contract will become null and void and deposit returned to the buyer immediately.
All Acreages are approximate, and subject to actual survey only if needed. No Survey will be furnished on a property unless it is needed to transfer. Properties will transfer on a conditional transfer.
Any CAUV recoup will be paid for by buyer if removed from CAUV
INTERNET OUTAGE: In the event of an internet outage that would affect the auction while live bidding is taking place Whatman Realtors & Auctioneers reserves the right to suspend and resume the auction at a later time or date.

Therefore the auction company reserves the right to establish or change bidding increments, remove items from the auction, split or combine lots, add minimum bids or reserve prices, cancel, suspend, extend or reschedule an individual item and or auction event. Suspend or cancel the bidding of any buyer at any time. Change, modify, delete, or add to descriptions, photos. Change auction closing time, inspection, or removal times. Rescind the sale of any or all items regardless of high bid upon auction conclusion. Whatman Realtors & Auctioneers permits the registration and bidding of any party as long as they meet the registration requirements and terms and condition including sellers, members, owners, employees and associates of Whatman Realtors & Auctioneers.
