These parcels are situated between Ogden Avenue (US Route 34) on the north and the BNSF Railway right of way on the south, west of Interstate 355 and east of Elm Street. 

 

All five parcels in total contain approximately 270,071 square feet of land. Square footage breakdown of the parcels is as follows: 

 

The site is mostly long and narrow, and is adjacent to a large Commonwealth Edison sub-station. The south lot line abuts the Burlington, Northern, Santa Fe railroad tracks. The site has limited frontage along the south side of Ogden Avenue, the east side of Elm Street and the southeast side of Chicago Avenue at Auvergne Avenue. The site is roughly one block west of I-355 at its full interchange at Ogden Avenue. Based on a review of current FEMA maps, approximately 45% of the subject site is located within a designated special flood hazard area. Overall, attempting to develop within a Zone AE is much more costly and approval is not guaranteed. As part of the sale, there is a drainage easement to the east of parcels 3 & 4, on Commonwealth Edison’s property, which serves the parcel and will be transferred to the buyer.

 

Zoning Information: There are multiple zoning designations, depending on the parcel with a portion being R- 1, Single-Family Residential District, a portion being R-4, Multi-Family Residential District and a small portion zoned R-3. Of the subject property, there is about 55% zoned R-4 (multifamily district), about 12% zoned R-3 (one to two family district) and about 33% zoned R-1 or R-4 in DuPage County, both of which are single-family districts.
