TERMS OF THE AUCTION: BID ACCEPTANCE & DOWN PAYMENT: Property is selling with a minimum bid of $50,000, in AS-IS condition, and is subject to probate court approval. The successful bidder will be required to enter into a purchase contract that is available for review prior to the auction. Your bidding is not conditional upon financing, appraisals, or inspections. Be sure you have arranged financing; if needed, and are capable of paying certified funds at closing. DEED & CLOSING: The seller will provide Deed and Title Insurance warranting that the property is free and clear of all mortgages, liens and encumbrances that do not interfere with its normal and customary use. Taxes are $498.12 a half and shall be prorated to the day of closing. The real estate is being sold subject to any and all legal easements of record.
