Registration at the auction (online and/or in person) finalizes each bidder's agreement to the terms and conditions of sale as stated in the Contract and its Addenda which are incorporated by reference into your bidding. Do not bid until you have read the terms and conditions. By bidding you are representing that you have read and agree to be bound by the terms and conditions for this sale as stated herein. DO NOT BID unless you have registered, received a Bidder's Card or paddle number and have read and agreed to be bound by the terms of sale in the Contract as they are enforceable against you upon becoming a high bidder. All properties are sold "AS IS, WHERE IS" with no financing, inspection or other contingencies to sale. The broker and Auction Company represent the seller only and do not inspect properties on bidder's behalf. Read the Contract and Auction Day Notes to determine the existence of any disclosures, exclusions, representations and disclaimers. Do not bid if you have not inspected the property(s). By bidding you agree to all disclosures. Buyers receive a deed and Title Insurance Policy as provided by the Closer indicated in the Contract (any mobile/manufactured housing not legally affixed to the property shall only be conveyed by a Hold Harmless Agreement or Quitclaim Bill of Sale unless otherwise noted in the Disclosures). Current year's taxes are prorated through the day of closing as is customary. Or in abstract states, the seller shall provide a continuation of the abstract of title thru the date of sale for the buyer or buyers attorney to examine. The sale of this property may be subject to a Buyer's Premium, which will be added to the high bid and included in the total purchase price. Tracts sold by the acre - The contract will indicate the current acreage , bid per acre and the high bid will be the current acreage multiplied by the high bid per acre. If a survey is required prior to closing that results in a change to acreage, the contract will be adjusted to that acreage prior to closing and purchase price will reflect that change in acreage. If a survey is required, it is typically done immediately following the auction. The per acre bid at auction will then be multiplied by actual surveyed acres to determine final sales price at closing. The purchase agreement and sales day announcements will identify the party responsible for survey cost. Each high bidder must sign a purchase agreement and make a 10% non-refundable deposit immediately following auction to the Title Company or escrow agent noted on the Purchase Agreement. Cash, wire transfers, cashier's checks, personal checks and business checks (electronically processed) are accepted. For online only auctions, wire transfers are the preferred method for deposits. Wire instructions will be sent with the Purchase Agreement thru DocuSign. The balance of the purchase price and all closing costs are due within 30 days. Bidding starts at the nominal Opening Bid(s) indicated and is open to the public. The Auctioneer reserves the right to group, add to, delete, withdraw, consolidate or break down lots and/or quantities offered, to sell out of scheduled sequence, to reject any bid which is only a fraction advance over the preceding bid, to regulate bidding, to accept or reject any or all bids, and to cancel or reschedule an auction. The Auctioneer will call the sale and control any increments of bidding. To make a bid, raise your hand or Bid Card to be recognized. The bidding happens quickly. Absentee bids may be accepted at the discretion of the Auctioneer. The Auctioneer reserves the right to enter bids on behalf of absentee bidders. Opportunities to acquire properties like this happen so rarely that you forget the last time I saw it. The camp has been under the same ownership and care since the 1960s. As the camp grew in popularity, so did the ecological management plans. As you wander through the mature hardwood ridges, it is amazing to think that no logging has been done in the timber for almost 65 years. It is such a classic mature timber that you can see the tree species change as you descend in elevation toward the Wapsipinicon River. With almost 1/2 mile of river frontage, grabbing a seat to take in the stunning views is very easy. The steep limestone bluffs that fall straight to the river only allow specific ways to the riverbank, but it doesn’t matter! The longstanding attention to keeping the habitat “native Iowa” is around every corner. Meticulous care and stewardship have been utilized, never losing sight of the future. Touring these grounds, it is easy to notice all the outdoor and environmental ethics that the scouting community has lived by for so many years. The north grounds are sprawling with several buildings and outbuildings on the property. A large machine shed, a cold storage building, a heated cabin (Health Lodge), the crown jewel and the Hanford lodge are the primary structures. There is a full shower house and other outbuildings used for storage throughout the grounds. The Hanford is a wonderful sized lodge, with an industrial kitchen and a full basement. The stone fireplace is a warming touch to the building. There is ample space for storage and additional bathrooms if you choose. The health lodge was the residence of the camp ranger for years. The lodge/house has a rustic look on the outside but the amenities inside are more than you expect. It is the only building on the property that is heated year-round. There are 3 bedrooms and 2 baths, a kitchen and a small family room. Pending the outcome of the TOT, this can be a permanent residence. The other lodges on the property are very well built and rustic. They are designed to house several campers per day. Wood stoves are the primary source of heat. They are a fantastic structure for what they are designed for! A quick walk to the west from the Hanford allows you to get to some of the amazing views of the river this property has. This stretch of river, in my opinion, is one of the best walleye and smallmouth bass areas. Deep, long running holes, with many limestone boulders make wonderful habitat. Canoeing, floating, swimming and fishing can all be “right out” your back door! To the south of the Hanford and situated in the middle of the property is the large mowed open area. With several acres to work with the options for this space are numerous An internal trail system allows for the wonderful utilization of the property. You could hike, horseback ride or use an ATV to explore your new dream property. Hunting will be everything you expect in an eastern Iowa property, there is no doubt. However, one of the striking features of the property is how you can use the property for so many different activities. The property is laid out for a corporate retreat, a private residence, a hobby or organic farm or a campground. The road frontage leads to a couple of campsites that are carved into the timber. These locations are the trailheads to the trail system feeding this property. The habitat for wildlife is all around you. While taking photographs, the turkeys were gobbling constantly and on almost every ridge, you could jump a deer from its bed. This area gives the feel of more seclusion, with the mature timber running to the road. The raw, untouched timber quickly engulfs you as you descend further from the road. It is undoubtedly a fantastic property to hunt, fish and recreate in any form you desire. This easily could be one of the best recreational properties that this county has to offer.
