This will be a “Live Auction”. The auction will take place on the property at: 

517 Ball St. Zanesville, OH.

Legal Parcel # 84-19-02-11-000.  Lot 1, 56 x 83 AV Balls W End

Current Real Estate Taxes: 724.96 Per Year   

 

Real Estate Terms: 

The real estate is being sold “AS IS, WHERE IS” without warranty or guarantee of any kind. Each potential buyer is encouraged to perform his/her own independent inspections, investigations, inquiries and due diligence concerning the described property. 

 

The property is to be transferred by Fiduciary  Deed. The successful bidder(s) shall be responsible for the cost of any title insurance and title search. The property is to be sold subject to any and all easements, leases or any other matters of record. 

 

The successful bidder will be required to enter into a Purchase Agreement at the auction site immediately following the close of the auction with the balance to be paid at closing. A non-refundable down payment of $5,000.00 is required the day of the auction, payable to Lepi & Associates Trust. Down payment must be in the form of Cashier’s check, personal check with a bank letter of guarantee or cash. Closing shall take place within Forty (30) days of the auction. Note: There will be a penalty of $50.00 per day to the buyer for every day the closing exceeds the 30 day closing date. Possession shall be delivered at closing. 

 

A 10% buyer's premium will be added to the final bid creating the actual purchase price.

 

Closing: The Seller guarantees a good marketable title free; clear of any liens or encumbrances. All property taxes will be paid current to the closing date. The Seller will provide and pay for preparation of new deed, Auditors conveyance fee and proration of real estate taxes. Any information provided by Koehler Auctions is subject to verification by all bidders and no liability for accuracy of the information or any errors or admissions is assumed by the parties hereto or by Koehler Auctions. Conduct of the auction in increments of bidding are at the direction and discretion of Koehler Auctions.
