The site is comprised of two parcels (one 140 acre parcel and one 5 acre parcel) of land which effectively function as three tracts of land that are located along the north bank of the Missouri River. The east parcel (Parcel A) is bisected by backwaters of the Missouri River which creates two tracts. The west parcel (Parcel B) is separated from the main east parcel by land owned by the State of Iowa. The property and adjacent lands are utilized and known as the Middle Decatur Bend Wildlife Management Area (WMA).

The property is generally accessible only via boat. No known access easements are considered to exist for the property. Motor vehicles are restricted to established roadways and parking areas within the WMA areas which are located away from the property. The property is encumbered with two permanent easements with the Army Corp of Engineers which total about 29.60 acres of the property. The easements are for river maintenance associated with preservation of fish and wildlife habitats.

Overall, the property has overall restricted utility due to tree cover, poor access, flooding, wetlands, and channels of the Missouri River bisecting the property.
