By bidding, bidders enter into a legal, binding contract to purchase according to the purchase agreement (see attached, under "lot 1") and the terms & conditions of the auction listed below. SUBJECT TO PROBATE COURT APPROVAL: Property is selling subject to Lucas County Probate Court confirmation. High bid and purchase agreement will be submitted to court for approval. If a bid is placed within 1 minute of the scheduled auction close, an additional 1 minute will be added to the bidding for a soft close on that item. Purchase agreement SETTLEMENT: Area Title Company to be used as escrow closing agent. $3500 deposit in the form of a personal or business check is due at close of auction, made payable to AREA TITLE. If buyer fails to close per terms of contract for any reason other than 1. non-marketable title, or 2. non-approval of probate court, deposit is non-refundable. Closing must occur on or before 9/9/2022 ELECTRONIC SIGNATURE: This Agreement may be executed by all parties by electronic signature. NO WARRANTIES: Property is being sold as is, where is, without warranties, represenations or guarantees expressed or implied as to the character, quality or condition NO CONTINGENCIES: There are no buyer contingencies. Purchase is not contingent on financing. Auction is not contingent based on inspection.
