5,590 square feet or approximately 0.13 acres.

A $5,000 bid deposit is required to bid. Please see bid deposit instructions attached on website.

• The Property is being offered and will be sold “as is”, “where is”, and “with all faults” and will be conveyed by Quit Claim Deed only. Bidders are invited, urged, and cautioned to inspect the property to be sold prior to submitting a bid. The failure of any bidder to inspect, or to be fully informed as to the condition of all or any portion of the property offered, will not constitute grounds for any claim or demand for adjustment or withdrawal of a bid after the close of the auction. Further, the Property will be sold under the terms and conditions of a Real Estate Contract executed by the City and the successful bidder.

• The winning bid will be considered a continuing offer for a period of 45 calendar days. The successful bidder must be prepared to close within 30 days following notification of the City’s bid acceptance. Any and all due diligence and property inspections must be completed before the close of the auction as no provision is made for a due diligence period once the auction closes.

• The acceptance of the winning bid must be approved by the Rock Hill Board of Aldermen. It is the intention of the City to review the winning bid within two weeks of the close of the auction. If in the judgment of the Board of Aldermen the winning bid does not represent the fair value of the Property, the Board reserves the right to reject any and all bids.

• Any title evidence desired by the successful bidder will be procured by the successful bidder at his/her sole cost.
