TERMS OF SALE 1. Ten Percent (10%) nonrefundable down payment required on day of sale along with a Ten Percent (10%) Buyers Premium to be added and due on the day of sale with the balance due at closing by certified or cashier’s check, or cancellation of existing indebtedness in the discretion of the Successor Trustees. No financing contingencies and closing to take place within thirty days (30) of the day of sale; 2. Subject to any prior deeds of trust or security agreements of record; 3. Subject to any special assessments or any liens for taxes; 4. The successful bidder shall be responsible for the payment of the transfer taxes imposed by West Virginia Code § 11-22-2. 5.
