This auction is being conducted as per the terms and conditions found in the auction brochure. The property sells as is with a closing 30 days from the auction date. This property is free of any leases this year with possession at closing. Bidders may begin to register in person at 9 am on auction day or may register online on and after the 5th of April. The winning bidder will execute a written contract and place a 10% downpayment on auction day or within 24 hours if the winning bidder is online. The Seller will provide a Title Policy in the amount of the purchase price and agrees to provide and execute a proper deed conveying the real estate to the Buyer. The owner agrees to provide merchantable title to the property. Buyers understands and agrees to abide by the restrictions of record. Seller and the Auctioneer reserve the right in their sole discretion to amend these proceedures/ terms & conditions at or before the auction. The auctioneer has the right to reject any bids and will be the final authority as to thebidding increments. Announcements made by the Auctioneer at the auction will sepersede any prior written or oral information.

Access onto the property is made via White Pigeon Rd. or via water access off Clinton Lake. There are restrictions that must be adhered to with regards to property use, so please know and understand those restrictions prior to bidding. This auction will take place on Tuesday, April 19th at 10 AM at the Barefoot Cove Marina, (6599 Sailboat Rd, Weldon, IL 61882). Please register early for this event. Online bidders will be required to have a bank letter of guarantee in the amount of $75,000 on file with Martin Auction Services, prior to final bidding acceptance. Any bidders without this letter of guarantee or without a previous bidding history will not be allowed to use the online venue. There is a 1% buyers premium charged to the successful online bidder. NO BUYERS PREMIUM is charged for bidders at the live auction. Auction registration will being at 9 AM on April 19th. Bidders will be required to place 10% down on auction day and enter into a written contract on that day. Terms of the real estate shall govern this transaction.
