REAL ESTATE TERMS: (If you cannot attend the live auction, we are giving the option of leaving an absentee bid online or call the office to bid your price, absentee bids will be brought to the Live auction. All absentee bids must be in by 5:00pm on Friday, March 25) The REAL ESTATE will be offered at 12:30pm ET and consists of a 5,824 sq.ft. Building with an office and 2.69 acre lot. NOTE: Owner has the right to reject final bid on Real Estate. DOWN PAYMENT: A $5,000 down payment will be required on the day of auction. The down payment may be made in the form of check and is non-refundable. YOU'RE BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing if needed. ACCEPTANCE OF BID PRICES: The successful bidder will be required to sign a Purchase Agreement upon acceptance of final bid. (The final bid is subject to the Sellers acceptance or rejection). EVIDENCE OF TITLE: Seller shall provide an owners title insurance policy in the amount of the purchase price. DEED: Seller shall provide Warranty Deed(s). CLOSING: The balance of the purchase price is due at closing, which will take place in 45 days after the auction, or as soon thereafter as applicable closing documents are completed by the Seller. Fee's for an administered closing shall be shared 50/50 between Buyer(s) and Seller(s). POSSESSION: Possession will be given at closing. REAL ESTATE TAXES: Real Estate taxes shall be prorated to the date of closing.
